Welcome to Wynstone! We are excited to have you as part of our community. Wynstone is a private community, maintained by membership dues paid to the Wynstone Homeowner’s Association. Annual dues of $800 are assessed on each lot, and are paid in quarterly installments of $200 per quarter. Dues are prorated based on the purchase date of the lot/home. Sometimes our billing takes a couple of months to “catch up” for new owners. If you do not receive a quarterly statement of dues by the 10th of the quarter (ie: Apr 10 for 2nd quarter), please contact our accountant, Rick Grenko, at 252-4309.
As you know, there are various covenants in place to help ensure the beauty of the Wynstone area remains intact. To review the cobenants please click on the link at the top of this page. Please contact Kelli Fernando to add your family’s information to the directory, and for gate codes. Additionally, below is a list of names and numbers for utility companies, etc. that should help make your move as seamless as possible.

Reminder of Annual Homeowners Association Meeting - The annual Wynstone Homeowner’s Association meeting is set for March 23, 2009, at 6:30pm. The meeting will be held at the Tyson Offices – first floor classroom. Agenda items include:

Directory Updates – Please send name/address/phone #/e-mail information for the Wynstone Directory to Kelli Fernando at the e-mail address below. We will also be gathering updated information at the March meeting. New directories should be ready to be distributed in May.
Weather Alert Systems – The Board has voted to purchase one weather alert system for each household in Wynstone, as an alternative to installing sirens. These will be distributed at the March meeting. Additional systems will be available for purchase at cost.
Ice, Ponds, and Children – We’ve had some incidents where children are disturbing neighbors landscaping, etc. Please remind your children of the following rules for their safety, and for the enjoyment of our community:
- Ice can be dangerous this time of year – please ensure your children they are not playing on any of the ponds in Wynstone (private or public) without an adult to make sure it is safe.
- Don't ride your bikes in other people's yard.
- Don't go into a neighbor’s yard and play without permission.
- Don't disturb others' landscaping by throwing rocks, etc. This is trespassing, and is a form of vandalism.
Wynstone Rummage – The Board has voted to allow one community rummage sale per year. NO sales are allowed at individual residences – we will allow tables to be set up at/near the park. Date TBD – we are looking for a volunteer to manage this! Kellifernando@gmail.com

Wynstone Homeowner’s Association Annual Meeting
March 23, 2009
The Wynstone Homeowner’s Association annual meeting was held on March 23, 2009 at the Tyson offices. The meeting was called to order at 6:35pm. Board Members present were: Kelli Fernando, Chad Jensen, Bud Reynolds, and Vic Hendriks. Representatives from Union County Electric and Clay Rural Water were also in attendance. 102 lots were represented at the meeting (58%)
- Election of Board members.
- The following were nominated as candidates for the three open positions on the HOA board: Chad Jensen, Kelli Fernando, Barry Mennenga, Rich Mercer, Josh Wendling, Steve DeVries, Steve Mathison.
- No additional nominations were made at the meeting.
- Ballots were passed out and collected. Votes were tallied by Bud Reynolds, Rob Shuey and Kelli Fernando.
- Results of the elections were announced at the end of the meeting. New Board members are: Chad Jensen, Kelli Fernando, Josh Wendling. These three will serve a two-year term.
- Union County Electric Update
- Andy Winborn from Union County Electric gave an update on planned improvements to their systems, including a new substation. The Board thanked Andy for the update, and recognized the past improvements made by UCE, which have drastically reduced the number of outages. The Board thanked UCE for supplying the refreshments for the meeting.
- Year in Review
- Chad Jensen reviewed the major projects the Board tackled in 2008, including:
- fountains & aerators in ponds, widened roads, landscaping around highway and gate entrance, new lighting, water/fire study & subsequent improvements, tornado/weather alerts, cleaned up back pond
- Financial Review
- Kelli Fernando reviewed 2008 balance sheet and income statement, answering several questions about the large expenditures for the gate repairs and engineering study.
- Special recognition was given to Kevin Vaughan for providing snow removal to Wynstone free of charge.
- Discussion was held about putting snow fences up at select places. The Board will discuss further and work with residents. Kevin Vaughan suggested planting bushes as a long-term option.
- Kelli Fernando reviewed the proposed 2009 budget. Much discussion was held about the budget amount for Christmas lights, and especially regarding proposed improvements to the water system.
- With regard to the water system improvements, the Board had budgeted for the completion of two of the recommended water projects – 1) add five new hydrants, and 2) complete the “loop” between Phase 1 and Phase 2. Budget for these two items was $32000.
- Several residents discussed pros and cons about doing these improvements. One resident who had previously served as a fire fighter felt strongly that these improvements were not necessary, and gave several examples to back up her claims.
- Questions were asked of the CRWS representative Greg Merrigan regarding why Wynstone residents should pay for these improvements. Mr. Merrigan and Vic Hendriks explained that CRWS is a non-profit entity – any improvements that we request would need to be paid for by the Wynstone residents – whether in increased water bills or as a one-time expense.
- A motion was made and seconded to remove the $32k budget for the water improvements.
- The motion was amended to approve the entire budget EXCEPT FOR the $32k water improvements. The amendment was seconded and voted on by a show of hands.
- The amended motion carried by a strong majority. The budget was approved without the $32k for water improvements.
- The Board acknowledged the concern about spending $8 - $10k on Christmas lights, and will take that into consideration when obtaining bids this year.
- A very brief discussion was held regarding the proposed special assessment for the new pump, and was dismissed, as no motion was made.
- New Business
- Chad reviewed several covenants to keep in mind – they seem to be the ones that we get the most complaints on:
- Four-Wheelers
- Cars parked indefinitely in driveways
- Dogs on the loose
- Getting ARC approval before construction
- Fishing available to all residents within 15 ft of ponds – please ask children to be respectful of neighbors yards when walking to the ponds
- There was discussion about what steps are taken when people do break the covenants. Chad explained that when the Board receives a complaint, we either follow up with the violator in person, by phone, or by mail. To date, the Board has not imposed any fines for breaking covenants. Some discussion was held on whether or not fines should be imposed, and how they would be collected. The Board will discuss further.
- Additional discussion was held regarding the following:
- Mowing of empty lots – residents requested the Board ask Rick Wegher and Dunham to mow their empty lots three times over the summer instead of two.
- Garbage left in the park – concerns raised over the garbage being left in the park. Discussion held about everyone in the development being responsible and cleaning up when they see this. Some improvements are expected with the new monthly maintenance scheduled for May – Nov.
- Website: Bud Reynolds has put together a new Wynstone website, which will be available by 4/10. The url is www.wynstonesouthdakota.com
- Only cost to the HOA is the $180 web hosting fee each year.
- Bud will do all programming & will make code available to the Board. Bud will sell advertising spots on the site, and will provide a “for sale” area where residents can post items they would like to sell for a small fee.
- Sheds – several attendees asked about whether sheds were OK. The covenants have very specific restrictions about sheds/outbuildings, and ANY construction would need to be approved by the ARC.
- Recycling – Venetia Gaiani updated residents on the recycling options – there are no viable options at this time, as Siouxland Recovery is not accepting any new materials.
- Tornado/Weather alerts were provided to all attendees – one per household. The Board will distribute the remaining weather alerts to those residents who didn’t get one. It was noted that the weather alerts are to stay with the house (like a garage door opener) if people move.
- Motion was made and seconded to adjourn the meeting, and passed unanimously. Meeting adjourned at 8:30pm.

- Kelli to follow up with Rick on whether lein was filed for ******** house
- Kelli to follow up with Rick on new address for ******** house
- Vic to check with the County Assessor on ******** house – let them know about unpaid dues.
- Josh to follow up with ******* regarding $400 due from >270 days.
- Kelli to verify with Rick that interest will be added to any accounts > 90 days past due.
- Old Business/Review previous actions:
- Drainage pump behind Schenk’s – Kelli to follow up with Lewis on issue with pump
- Boy Scout Clean Up – tentatively scheduled for 5/5

- Dead deer – Bud to see if Chad can haul it away
- Road Tarring – scheduled for April 6 – cost is $1.10 per foot – Vic to let Board know of final cost – plan is to do all of Wynstone Drive from gates
- Pond spring maintenance – mid April – Bud to work with Lewis on getting the fountain up & running when warm
- Website – Bud working on updates & formatting – shooting for 4/10 or before
- Will post meeting minutes/notices, etc. to the website
- Indemnification Agreement with Kevin for snow removal
- Kevin will have his attorneys look it over
- Discussed that HOA should have a similar agreement with regard to damage done to cars parked on roads during snow. Next HOA meeting add as a covenant change.
- Mower maintenance
- Vic sent mowers to Robertson’s Implement for blade sharpening, maintenance. Checking on prices for “no-flat” tire options.
- Evan Hendriks will provide mowing. Vic to get one or two more boys to help.
- New Business
- Mowing of empty lots
- Vic talked with Rick Wegher – Rick agreed to mow three times, and also agreed to pay the HOA $500 for mowing the front lots by the gates/park. Need to send him a bill.
- Vic spoke with Jim Miller about spraying berms outside the gates for weeds.
- Bud check with Chad Bohan on whether he can spray park area for weeds/sandburs.
- Discussion about spraying for sandburs/noxious weeds on empty lots – need to follow up with Rick Wegher & Dunham
- Kelli to send letter to owners of empty lots about mowing 3 times over the summer
- Phase 2 sign & Flags – Kelli to follow up with Rick Wegher about removing flags & updating sign or other options
- Karl Schenk volunteered to help with electrical issues. Suggested having him be in charge of maintaining lighting around gates. Need to buy several replacement bulbs for him. Vic to follow up.
- Discussed opening Board meeting to all residents & best way to handle. Suggested sending e-mail prior to the 2nd meeting of each quarter, asking residents who have issues they wish to discuss to let a board member know and we will schedule them some time.
- Dogs – Both Kelli & Josh received complaints this past week about ******** dogs. Josh to contact Animal Control for options on removing the dogs
- Fire protection – the Board discussed the option of completing the loop between Phase 1 and Phase 2 system. Will need to bring up to all residents again in the future. Suggested we meet again with the NSFD to let them know we are not taking any further action on improvements to the water system.
- Tornado/Weather alerts
- Newsletter will ask people who did not receive weather alerts to contact a board member – they can either pick the alerts up or a Board member will deliver it.
- Discussion about some residents returning their weather alert for credit. The weather alerts are property of the Wynstone HOA – and are meant to stay with the house, like a garage door opener. Will post in newsletter.
- Meeting adjourned at 9:00pm.

Review of Annual Homeowners Association Meeting - The annual Wynstone Homeowner’s Association meeting was held March 23, 2009, at 6:30pm. Full minutes will be posted to the new Wynstone Website, but here are the cliff notes:
- New Board members elected were Chad Jensen, Kelli Fernando and Josh Wendling
- Union County Electric discussed their upcoming improvements, including a new substation.
- 2009 Budget was approved with one exception – removed the $32,000 budgeted for water system improvements.
- The proposed special assessment for additional water system improvements was not approved.
- Covenants were discussed in general – homeowners are asked to review their covenants document and make sure they are abiding by all covenants.
- New website to be available by 4/10: www.wynstonesouthdakota.com – check this website for Board minutes, covenants, “for sale” items, etc.
- Recycling is not a viable option at this time.
- Weather alert systems were distributed to all who attended the meeting. If you were not at the meeting please contact a board member to pick up your system. These systems should be considered as part of the house – they stay with the house if you move. Additional systems are available for $31. If you don’t want the weather alert, please return it to a Board Member.
Wynstone Rummage – Will be held the same day as the North Sioux City/McCook Lake Rummage. Residents will be allowed to have the sale at their house. Contact Ed or Marilyn Solomon to sign up. Maps will be available identifying houses participating.
Speeding & Stop Signs – Please remind all drivers in your household to obey the 30mph speed limit, and stop at the stop signs. With spring approaching there are many more people out walking and biking – the speed limits are meant to protect everyone.
ATVs – Please note the following rules with regard to ATVs:
Only allowed on roads or in your own yard
Only if the ATV is licensed
Only if the driver is licensed
**In other words, NO children should be driving ATVs, and no ATVs should be driven in any empty lot or on any community property.

May HOA BOARD MEETING MINUTES
Meeting Minutes
May 6, 2009
The Wynstone Homeowner’s Association Board meeting was held on May 6, 2009 at 1004 Wynstone Drive. The meeting was called to order at 6pm. Board Members present were: Kelli Fernando, Chad Jensen, Josh Wendling, Bud Reynolds and Vic Hendriks. NSFD representatives Bill Pappas and Jim Christensen were also present.
- Review minutes from 3/31 Annual Meeting
- No additions - minutes approved.
- Old Business/Review previous actions:
- Monthly Landscaping –
- Request to add more mulch and/or secure the water lines so that they don’t show
- Request to clean up a few more leaves along the edges
- Board OK’d Chad Bohan power-washing the park pavilion building for $45.
- Vic & Josh to haul away straw bales
- Chad to check with Jensen Sprinkler to make sure water is turned on.
- Jim Miller to spray for thistles/sandburs for cost of chemicals – around $50 - Board OK’d
- Road Tarring – approved payment of invoice for Road Tarring. Board was happy with the job – clean up was excellent. Next year will tar road to the park & Hiddenwood Hollow. Next year’s budget should be less than $20k – will try to get a bid prior to finalizing the budget.
- Pond spring maintenance – fountain on today – Bud follow up with Lewis Electric regarding aerator in small pond – needs to be turned on it’s side
- Website – Board members need to get emails set up – Bud will help
- Help with lighting – Steve Mathison stated he could help with changing out lights. Kelli to call Rob to see if he still has any light bulbs.
- Weather Alerts – Bud to post on website for folks to call a board member if they need an alert
- Chad to check with Rich Mercer about returning some
- New Business
- Review of Janke landscaping/improvement plans
- Chad to follow up with Rick Janke – need to get survey to determine where fence can go.
- Review/discussion of fire protection with NSFD
- The Board explained that the residents had voted NOT to make any improvements to the water/fire protection system
- NSFD voiced concern that the “Loop” would not be completed, and stated that this one improvement would be their highest priority if they were choosing. By looping the pipes, the NSFD stated they could ensure a more consistent gallons-per-minute flow for all lots in the development, because they would be pulling water from both directions. At this time, the farther the house is away from the main source, the lower the gpm, especially if people are watering lawns, etc. during a fire. The Board will continue to look into possible ways to complete the loop, including discussing it again at the next homeowners meeting.
- The Board discussed options for housing one or two fire trucks closer to Wynstone, in order to 1) improve response time if possible and 2) lower our insurance fire rating which would result in lower homeowners insurance rates for Wynstone residents. Several options were discussed. The NSFD will present building requirements to the Wynstone Board. Further discussion will take place once the requirements are received.
- Vic to get copy of DGR engineering study for the Board.
- Dogs
- The Board discussed the several complaints it has received regarding XXXXX dogs running loose, eating food from other resident’s garages, chasing walkers, etc. Two Board members personally talked with the XXXXX and invited them to the Board meeting to discuss options. The XXXXXX declined to attend the meeting, and declined to take any action to keep their dogs on their property. Josh has had discussions with Corey Trudeau (Animal Control) and Jody Frye (Police Chief), and has calls to several others regarding contracting with them for animal control services. The Board approved the following actions with regard to dogs running loose off the owner’s property:
- The dog will be picked up by Animal Control.
- Per the covenants, a $500 fine per occurrence will be assessed. This fee, along with any fee for Animal Control, must be paid prior to the dog being returned to the owner.
- After three occurrences, the dog will be permanently removed.
- Josh to finalize contract with Animal Control.
- Kelli to send notification to two residents who are the subject of several dog complaints
- Stop Sign Violations
- Josh witnessed a resident, XXXXXXXXX, run two stop signs, almost causing two accidents in doing so. Josh approached the driver and asked that he obey the stop signs. The driver showed no remorse and no sign of planning to obey the stop signs in the future.
- Per Wynstone HOA Attorney, residents can report these violations to the County Sheriff and the Sheriff can issue the offender a citation (date/time/driver name &/or license plate needed). If the offender contests, the reporter will need to testify in court.
- The Board approved the following actions with regard to the stop sign violator:
- A letter of noncompliance with Wynstone rules will be sent, and notification of a $500 fine to be imposed should the incident happen again.
- Contacting the Sheriff will be done on a case by case basis – this does not need to be done by the Board.
- Speeding Violations
- Bud has witnessed a teenager in a XXXXXXX, believed to be XXXXXXXXX, speeding on Brookside drive repeatedly. Previous incidents have been discussed with the parents.
- The Board approved the following action with regard to this speeder (and others):
- A letter of noncompliance with Wynstone rules will be sent, notifying the offender of a $500 fine to be imposed should the incident happen again
- Chad will discuss the issue with the parents as well
- Other Covenant Issues
- Trucks/vehicles parked in driveways without being used/moved periodically.
- The Board will send a letter of noncompliance with Wynstone covenants, with notification of a $500 fine if action is not taken to comply.
- Boats parked in grass/empty lots.
- The Board will send a letter of noncompliance with Wynstone covenants, with notification of a $500 fine if action is not taken to comply.
- Meeting adjourned at 8:30pm

Wynstone Homeowner’s Association Board Meeting
June 8, 2009
The Wynstone Homeowner’s Association Board meeting was held on June 8, 2009 at 820 Brookside Drive. The meeting was called to order at 6pm. Board Members present were: Kelli Fernando, Chad Jensen, Josh Wendling, Bud Reynolds and Vic Hendriks.
- Review minutes from 5/6 Board Meeting
- Remove references to $500 fine for speeding/stop sign violations - minutes approved.
- Old Business/Review previous actions:
- Monthly Landscaping – Chad Bohan coming the first part of each month to weed/trim, etc. around gate, park area, front entrance. No issues reported.
- Cul-Desac Sodding – The Board discussed whether to sod the two remaining cul-de-sacs this year or wait until most all houses are built. Decision made to wait another year before putting sod in.
- Willowbrook Ct: Chad Bohan will fix mound in Willowbrook Ct & take extra dirt to Birchwood Ct.
- Birchwood Ct: Need bid from Chad to level Birchwood circle. Vic will plant grass seed. Will plan to budget for sod next year.
- Red Cedar Ct: Need bid from Chad to move trees from Red Cedar Ct. to park area/front pond. Kelli to send email to residents – can take bushes from the Court. Bud to kill off all weeds in circle. Will budget for sod in 2010. Will also need to budget for removing rock from circle. Will plan to reuse rock.
- Cedar Trees on berms outside gates – Vic reported many have a disease and are dying. They don’t look good. Bud to saw down all cedar trees. Vic & Josh to haul them away & burn them. Vic to check with Dick Dailey about using his burn pit. The Board will discuss other options for new bushes trees at a future time.
- ARC Pending Items
- xxxxxxxxx – no further action
- xxxxxxxxxx – Vic gave Jim the requirements related to fences
- xxxxxxxxxx – Vic to review plan to add garage to Reynolds house
- Weather Alerts – Rich Mercer checking with vendor to see if we can return some weather alerts. Have not had anyone new request an alert.
- Updates on Covenant Violation Letters
- xxxxxxxxx– dogs have not been seen running loose in several weeks.
- xxxxxxxxx– complained that he received the letter about speeding prior to Chad personally discussing the issue with him. Chad had previously discussed the issue with him several months ago. An apology letter was sent.
- xxxxxxxxx – called Wynstone Attorney to complain about receiving the letter with regard to speeding/stop sign violations. Attorney confirmed the Board’s duty is to keep the community safe.
- New Business
- Review Financial Statements, Accounts Receivable.
- Accts Receivable balance $10714. $5300 is from five individuals with balances due > 180 days. These have been sent to a collection agency for collection.
- xxxxxxxxxxx – need to update the lien on his house
- xxxxxxxxxxx– Need to place lien on this property
- xxxxxxxxxxx– Need to place lien on this property
- xxxxxxxxxxx– Josh has discussed personally – no intention to pay – xxxxxxxxxxxx’s do not own a lot in Wynstone any longer. At collection agency, but will probably not pay
- xxxxxxxxxxx – Need to place a lien on this property
- The Board discussed balances due >90 days. We will request Rick Grenko send warning letters giving 30 days to bring the account current before sending to the collection agency.
- xxxxxxxxxx, xxxxxxxxxx, xxxxxxxx, xxxxxx – looks like they have paid their current dues – probably pay at end of quarter & payment was booked against current dues instead of older dues. Kelli to discuss with Rick Grenko
- xxxxxxx & xxxxxxxxx – two payments behind. Kelli to have Rick send warning letter/send to collection agency if not paid within 30 days.
- Current cash balance $73,500 – next quarter dues coming in July. No other large expenses known at this time.
- Updated Directories – Kelli sent to Brian at FIMCO. Kevin Vaughan volunteered Brian to print the directories. Will send out with the next newsletter – hopefully by end of June.
- Dogs – The Board has received several complaints about people walking their dogs without a leash, allowing the dogs to run free in other’s yards and not cleaning up after their dogs. The Board has received several specific complaints about xxxxxxxxxx dog not being on a leash. E-mail has been sent to the community, however, not all residents are following the leash rule. Bud to discuss with xxxxxxxxxxxxx about keeping their dog on a leash when walking it. The Board will discuss further actions at the next meeting.
- Open
- Kelli to send letter to xxxxxxxxx about getting proper for sale sign from Dakota Graphics
- Vic to work on getting rid of sign posts on corner of Wynstone & Brookside, & also getting rid of machinery next to Josh Wendling’s house.
- Chad mentioned we may be requested by the post office to move all Brookside mailboxes to one side of the street. The Board does not feel this is necessary, and will wait to discuss further if a request is received.
- Board received calls regarding issues with people fishing on property after dark and leaving garbage behind. No action was specifically requested. The Board decided to address the issue in the Newsletter – stating it is common courtesy to stay off other people’s yards after dark and pick up after yourself.
- Board was approached by residents regarding their son being forcibly asked to leave a fishing site late at night. They discussed the incident with the property owner directly, but wanted the Board to be aware of the incident.
- The Board discussed the intent of the easements to common areas/ponds, and will ask Darrell Jesse for additional interpretation.
- Kelli received email regarding light in the fountain being out. Kelli to call Dan Lewis to fix fountain light.

Updated Wynstone Directories – Thanks to Kevin Vaughan for printing the new directories! Please contact Kelli Fernando if you have changes/additions for next year’s directory.
Mowing Empty Lots – If you own an empty lot, you are responsible for keeping it mowed and free of noxious weeds during the summer. Generally, mowing three times during the summer is sufficient. Please ensure your lots are taken care of as soon as possible.
Common Courtesies –The Board receives many comments about issues that could easily be resolved if we all practice a few common courtesies. Please review these with your family members:
- Obey Traffic Signs - Please remind all drivers in your household to obey the 30mph speed limit, and stop at the stop signs. There are many more people out walking and biking – the speed limits are meant to protect everyone.
- Fishing –
- Please access ponds from an empty lot when at all possible – fishing from someone else’s property can only be done if you have permission from the property owner. Due to recent issues, we are requesting that fishing after 8pm must be done from an empty lot or from your own property.
- CLEAN UP AFTER YOURSELVES. We have seen juice boxes, bait containers, fishing line, hooks, etc. along the edges of the ponds. These ponds are for the enjoyment of the community – but it isn’t fair to those who live on the ponds to have to pick up someone else’s garbage.
- Noise Nuisances - Please be courteous to your neighbors by trying to keep noisy machinery (ATVs, lawn mowers) to a minimum after 9pm. This would also apply to barking dogs.
- Dogs – A reminder that dogs must be on a leash if they are off the owner’s property.
Architectural Review Committee – Vic Hendriks is the point of contact for the ARC. Before any building/fence/etc. is started, please send plans to Vic for approval.
3rd Quarter Dues – Statements have been sent out for the 3rd Quarter Homeowners Association Dues. If you are behind on your dues, please be aware that interest will be added to the amount due. Amounts over 180 days past due will be submitted to a collections agency, and a lien will be placed on the property.
Rain Sensor, Sprinklers & Saving Money – Jim Walker passed along this great idea for saving money on your water bill: It costs approximately $135 to install a rain sensor. Calculate what it costs to water your yard for a day and multiply that by the average number of rain days and you pretty much recover the expense in one season. I've had mine for seven years and other than being slow to work the first rain in the spring, I’ve had no problems.

The Wynstone Homeowner’s Association Board meeting was held on August 12, 2009 at 1004 Wynstone Drive. The meeting was called to order at 6pm. Board Members present were: Kelli Fernando, Chad Jensen, Josh Wendling, and Vic Hendriks.

- Monthly Landscaping – Chad Bohan’s crew was out today 8/12. Need to double check they are getting all the weeds – Chad J. to check.
- Willowbrook sprinklers appear to be working fine.
- Pond Scum – Vic will check on getting some grass eating carp for the ponds. More an issue of weeds, not scum – weeds are needed for the fish.
- ARC Pending Items - None
- Weather Alerts – Doubtful we can return them. Kelli to get the list of people who didn’t pick theirs up at the meeting & Board can distribute. Josh to follow up with Rich Mercer again.
- Snow removal – Kevin Vaughan will get us a proposal. Will use the proposal from Kevin to develop a statement of work to get other bids on.

Wynstone Gate Operations
BASIC FUNCTION:
The gates open at 5am and close around dusk - 8pm (Winter hours) or 10pm (Summer hours). For special functions the gates can be reprogrammed for different times.
Resident information is loaded to the gates through a computer program. The gate will store the Resident’s name, phone number access code and Remote Frequency transmitter code if they have purchased one.
Resident’s Name:
The program has a limit of 14 characters and putting first name of husband and wife will generally not fit. Choose whose name you wish displayed.
Phone Number:
The resident’s phone number is entered to allow a visitor to call the resident’s home allowing the resident to open the gates from their phone. The actual phone number is not displayed at the gate to the visitor. If a visitor uses the scroll buttons at the gate, they will reach the resident’s name. They dial the three-digit code displayed which will dial the resident’s home. There is a 2 minute limit talk time from the gate sufficient for the visitor to announce himself. If the resident wants to permit entry of the visitor, they press “9”on their telephone which will open the gates. Phone numbers outside of Wynstone can also be entered if the resident has not yet moved to Wynstone but they want to grant access to a visitor.
Access Code:
Residents will select a four digit access code. To open the gates, simply type in # and your 4-digit code into the keypad. (Ex: #1234)
Remote Transmitter’s:
The gate can be opened by using a remote transmitter similar to a garage door opener but key chain size. They are available for $50. Remote Frequency Transmitters are not directional. It is not necessary to hold them in a certain way or point them in a particular direction. The ranges will vary depending on signal strength but will generally work at least 75 feet from the gate.
